Denver

Gateway is now in Denver

Gateway has been successfully delivering high-quality, complete Tenant Improvement construction, LEED construction, building maintenance, and tenant services for 20 years.

Headquartered in Seattle, Washington, we are one of the largest and most accomplished firms of our type in the Pacific Northwest, with a growing practice in Denver, Colorado where we apply our proven methods to serve our multi-location clients and Denver’s thriving commercial real estate market.

Where other construction firms see TI as a short term training ground, this is our only focus. Through our depth of experience and strong relationships, we keep our pulse on local market conditions that influence project delivery. We have tailored our approach to minimize risk and deliver high-quality, custom installations productively and efficiently.

Our success has been based upon many differentiating factors: our team’s TI-specific tools and processes that add value to our clients’ projects; our seasoned and dedicated construction TI leadership in the field; our reputation and relationships with a diversity of subcontractors; our ability to collaborate creatively with well-respected design teams; and our unwavering commitment to superior client service.

Why Denver

We have developed strong relationships with asset managers, property managers, and CM firms who have expanded their investments from Puget Sound to the Denver market. As their contractor of choice, we have expanded our expertise and capacity to serve them in Colorado. We look forward to developing new client relationships throughout the Denver Metro area.

As many companies take advantage of Denver’s growing talent pool and proximity to premier higher education institutions, we deliver tenant improvement construction that helps align brand, culture, and goals across all their offices.

As TI specialists for office environments of all kinds, our skills are valuable for serving the broad and diverse market sectors represented in Denver and the surrounding area.

Our reputation is not by accident; by being entirely focused on tenant improvement work, we know how to deliver, and we deliver it right—every time.

Responsive project delivery

We have a portfolio of diverse project types, from high-end offices to lab environments to work in historic structures. With this breadth of experience, we have the expertise to deliver any project.

150 TI’s Annually

Gateway has the capacity and relationships to execute a high volume of top-quality work on schedule and on budget for many concurrent projects, especially in busy downtown core business areas.

Dedicated Teams

We dedicate team resources to meet aggressive schedules and provide the flexibility that TI work requires.

Constructing Signature Designs

We know how to partner with innovative designers and we understand the impact of design decisions. We have delivered several innovative and luxurious projects for high-profile clients, with custom signature elements such as water features, fireplaces, wood walls, electrified smart glass, and other high-end and custom finishes.

Long-Term Relationships

We develop partnerships with our clients and property managers that transcend a single project; we often construct multiple floors within the same building and multiple offices for the same client. We leverage these relationships to bring value through streamlined delivery and efficient, high-quality outcomes.

Creative Problem Solving

Our teams take a proactive approach to resolving challenges and are creative in procurement, fabrication, installation, and execution to meet schedule, budget, and performance requirements.

Sustainability Focus

Our business model is centered around sustainable practices, not only in procurement, but in how we perform our work. We track all our disposable materials and typically achieve 95 percent or higher recycling on many of our projects.
