Full floor demolition and rebuild in the 1111 3rd Building

This full demolition and rebuild at 1111 3rd in Seattle presented two challenges – phasing and COVID-19. One third of this floor was still occupied by another tenant as the first phase was under construction. The second phase could not be started until two months after the first phase began with demo. So initial MEP work, framing and ACT scopes were out of sequence. Thankfully, final finishes were able to be sequenced so they could be completed as one phase.

Our second main challenge was this project started during the COVID-19 pandemic and was deemed essential by governing powers and could commence while our country and state were shut down. All personnel worked through these uncertain times, understanding COVID-19 safety and social distancing protocols as well as working in an environment where COVID-19 was still a mystery. Safety to site workers was of utmost priority. Thanks to our great tenant, an architect that provided quick decisions and information, diligent subcontractors and Gateway’s field team that showed the power of teamwork, we’re happy to announce, this project was completed per the original contract schedule.
