TI projects have heightened schedule and budget needs, and require a streamlined decision-making process. To ensure a project’s success, Gateway delivers an integrated pre-construction process that will enable client input and a unified understanding of the project’s scope and goal.

Gateway can provide your project with the most value during preconstruction. We will manage the process to support a timely completion of design, provide a thorough and constant review of the project for value opportunities, engage the highest quality subcontractors, and deploy innovative procurement strategies.

Pre-Construction Project Feature

Redfin

Gateway participated in a long, all-team mockup session for a Redfin project in which the team constructed a freestanding house to review and confirm which natural materials would work best in coordination to create a seamless design aesthetic. The mockup required extensive MEP and structural design to accommodate mechanical systems without compromising aesthetics.

Gateway’s construction team worked closely with the casework vendor, door and frame vendors, carpentry installers, and the architect to provide sample materials and construct the mockup house, reviewing for materials coordination and matching up multiple angles to inform the final materials selection and design direction. This highly coordinated mockup exercise saved substantial material costs and field coordination time.

If I could use Gateway on my projects exclusively I would because they make my job easier when we partner together.

Pre-Construction Project Feature

Highspot

Highspot’s headquarters relocation project featured numerous signature design elements and maximized the benefits of the World Trade Center East location with views of Elliot Bay, Mount Rainier, and Seattle. Gateway worked in close coordination with the owner and architect over a six month preconstruction period to identify Highspot’s high priority space components, including high-end AV systems and furniture configurations, and develop a coordinated design and installation plan that achieved these priorities within challenging existing conditions, building restrictions, and around MEP system rough-ins.
