Gateway interviewed with 3 other general contractors for the MOZ TI project and was awarded the project based on our comprehensive & competitive estimating skills, as well as the ability to demonstrate our understanding of the design and building infrastructure. The construction cost totals $2,907,252, and the construction schedule was speculated to be a 120 day schedule from start to substantial completion. Gateway was mobilized and working on various nights and weekends to complete the work. The multi floor TI consists of connecting the 4th floor to the 5th floor with a new connecting stair system, and encompasses a total of 51,000sf of construction area. Major upgrades to MEP and electrical panel relocations are necessary to supply the new tenant’s requirements.
The stair connection required a new hole cut in the building slab to accommodate the new system, as well as significant structural upgrades to the building infrastructure. A raised platform will be installed on the 4th floor to support the stainless steel risers, stringers, channels & tread supports. The steel flat-bar handrail will be installed with the stainless steel suspension cable rail system. The treads were charred after installation
Interior design features are a high end RECEPTION/LOBBY AREA, new CAFETERIA & gathering space, multiple MEETING AREAS with glass paneled accordion doors, and whiteboard on folding accordion doors, large OPEN OFFICE areas, VIDEO & AUDIO STUDIO’s, PRIVATE OFFICES on the perimeter to promote natural light, and large GENERAL BUSINESS AREAS for open office clusters, demonstrations, meeting areas, and work spaces. There will also be a significant SERVER ROOM upgrade to accommodate the new tenant requirements. A GAMING AREA. A large WORK ROOM. As well as a deluxe BREAK ROOM area with back loading commercial style coolers, commercial grade refrigerators, multiple dishwashers, coffee machines, cereal dispensers, filtered water dispensers, and custom casework.
Key aspects of the TI include bike racks for employees, inspace shower rooms with ADA showers, built in bench seating areas for meeting, island casework areas for meeting, work lounge areas, quiet rooms, and wellness areas.
Interior finishes includes such features as a Living Wall, Sliding Panel Doors at conference rooms, operable partitions, raised floor systems with ADA ramp accessibility, custom casework, all new suspended and wall mounted lighting fixtures throughout, large suspended ceiling cloud systems, new doors-relites-hardware, flooring, tile wainscot in restrooms, new restroom fixtures & plumbing, with high end carpet & accent walls . Upgrades to the building common areas and restrooms will also be in Gateway’s scope of work, and we will work collectively with the building to meet the expectations of those upgrades.
